Abstract

Abstract The necessity for working capital and cost control in a construction project aims to ensure that the project is done in accordance with the contract or earlier than the project implementation time plan while still concentrating on the cost, time and quality limits of the project. The data used in this research are primary data and secondary data. In addition, the results of the cash flow analysis during the project shows that the working capital needed for Simba Pererenan Villa’s construction project was Rp. 25,000,000.00 from its own capital. Based on the payment terms, it was possible to see that the cash flow experienced a deficit, as a result, the company issued its cash of Rp. 25,000,000 on October 21, 2021. Moreover, the evaluation of the concept of value analysis in terms of costs in months I to month II could be seen from the value of the cost variance (CV) showing the number of (-). However, the evaluation of project implementation in months III to VIII was seen from the value of the cost variance (CV) showing the number of (+). Based on the conditions that occurred, it was known that the profit obtained was Rp. 865,827,443.02. Therefore, the analysis in terms of time could be seen that the project ran smoothly from July 2021 to January 2022, yet in February, the project experienced a slight delay and in March 2022 the project could be done in accordance with the plan.
