Abstract

Bali as a well-known tourism destination in Indonesia requires a spatial arrangement that is beneficial for the continuity of tourism. A spatia arrangement in Bali dominated by the development of inns in areas that have a charm of beauty that is a tourism attraction, one of which is villas. With the changing mindset of tourists from mass tourism to self-guided tourism, tourists tend to choose villas as temporary residences because they are considered to have a higher level of privacy than hotels. This review was carried out on the Villa Pandawa Residence project and in the case of building a villa for long-term investment, it is necessary to calculate the feasibility of the investment. This study aims to determine whether the investment in Villa Pandawa Residence is feasible or not. The analytical method used to calculate this villa investment is Net Present Value, Benefit Cost of Ratio, Internal Rate of Return and Disocunted Payback Period and calculate the sensitivity analysis. By calculating the investment using this method, an NPV of RP is obtained. 50,606832,922,84, BCR of 1.57 > 1, IRR of 17.8% > MARR (8%) and the Payback Period is obtained in the 9th year of the investment year which is assumed to be 25 years and sensitivity analysis with an interest rate of 10 % and 20% with increasing and decreasing costs and benefits yielding decent results.
