Abstract
ANALISIS KELAYAKAN INVESTASI PEMBANGUNAN BALINESE TROPICAL VILLA DI JALAN RAYA PADONAN, TIBUBENENG, KUTA UTARA, BADUNG, BALI. Ida Bagus Gede Bayu Wedananta1, Dr. I Gusti Lanang Made Parwita, ST, MT2, Ketut Wiwin Andayani, ST., MT3 Jurusan Teknik Sipil, Politeknik Negeri Bali, Jalan Kampus Bukit Jimbaran, Kuta Selatan, Kabupaten Badung, Bali 80364 Telp: 087735549580, E-mail: gusbayu2002@gmail.com ABSTRAK Penelitian ini bertujuan untuk menganalisis kelayakan investasi dalam pembangunan Balinese Tropicall Villa di Jalan Raya Padonan, Tibubeneng, Kuta Utara, Badung, Bali. Metode penelitian yang digunakan adalah analisis kelayakan finansial. Analisis finansial meliputi perhitungan Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), dan Payback Period (PP). Hasil penelitian menunjukkan bahwa investasi ini memiliki NPV positif, IRR yang melebihi tingkat diskonto, dan PI lebih dari satu, yang mengindikasikan bahwa proyek ini layak secara finansial. Payback Period juga menunjukkan waktu pengembalian investasi yang cukup cepat. Hasil penelitian menunjukkan hasil perhitungan metode Benefit Cost Ratio (BCR) didapatkan hasil 1,3 > 1, Net Present Value (NPV) adalah sebesar Rp. 14.769.515.989 (NPV > 0). Payback Period (PBP) Dari perhitungan tersebut dapat diketahui periode pengembalian yaitu 12 Tahun 5 bulan 28 hari. Sedangkan besarnya Internal Rate of Return (IRR) adalah 10,52%, lebih besar dari tingkat bunga yang disyaratkan yaitu 5,50%. Dengan demikian, berdasarkan analisis yang telah dilakukan, investasi pembangunan Balinese Tropical Villa di Jalan Raya Padonan, Tibubeneng, Kuta Utara, Badung, Bali, dapat dinyatakan layak untuk direalisasikan. The research method used is financial feasibility analysis. Financial analysis includes the calculation of Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), and Payback Period (PP). The results of the study indicate that this investment has a positive NPV, IRR that exceeds the discount rate, and PI more than one, which indicates that this project is financially feasible. Payback Period also shows a fairly fast return on investment. The results show that the calculation results of the Benefit Cost Ratio (BCR) method obtained a result of 1.3> 1, Net Present Value (NPV) is Rp. 14,769,515,989 (NPV> 0). Therefore, based on the analysis, the investment in the construction of the Balinese Tropical Villa on Padonan Raya street, Tibubeneng, North Kuta, Badung, Bali, can be declared feasible.
